More than 1 million American households are likely to lose their homes to foreclosures as lenders work through their massive backlog of borrowers who have fallen behind on their home loans.
In the first six months of 2010, nearly 528,000 homes were taken over by lenders. Some of these foreclosures come from the James Island and Charleston Real Estate inventory. At this rate, eclipsing the $900,000 foreclosures during 2009, is all but assured.

James Island Real Estate News: 1 in 5 homes sold in 1st quarter was in foreclosure
1 in 5 homes sold in South Carolina in the first three months of 2010 were a foreclosure with an average discount of 21%. According to a RealtyTrac report, this figure is still below the national average in which one in three homes sold was in foreclosure and in which buyers received an average of 27% off.

November marked the arrival of better days with a new sense of surging among buyers. Purchasers were motivated to close on homes so that they could take advantage of the $8000 federal tax credit.
 The Trident Association of Realtors said home closings increased flow to 80% last month to 783. This is nearly double the number for 2008.

James Island Weekly Real Estate News: Home sales decline, but…
Homes sold throughout the region totaled 732 in June, a 12% drop from the same month last year. James Island Real Estate buyers were just about dead even with the region’s numbers.
For the entire spring season, sales were off roughly 20% over 2008, or more than 40% compared to 2007. Some industry experts noted that more sellers have readjusted their expectation of their home value, which has brought prices down considerably.

Sales of previously occupied homes rose modestly from April to May, but signs of recovery are fragile at best. James Island Real Estate sales show the same modest boost that the national numbers reflect. The National Association of Realtors said that home sales rose 2.4%, missing analyst expectations and sending the stock market lower.
The key statement coming from this news came from Paul Dales, US economist with Capital Economics who wrote, “While activity has stabilized, a meaningful recovery has yet to begin.”
